What are your animal policies and requirements?
We utilize the assistance of OurPetPolicy to easily add animals to your lease, including pets, service animals, and emotional support animals. You can upload pictures and vaccination records, with any necessary documentation for assistance animals. OurPetPolicy helps organize animal records for both residents and management for easy access. A third-party screening service is used to assess potential animals, with applicants responsible for a non-refundable pet fee and monthly pet rent if approved. Emotional support and service animals are exempt from pet fees. -
What is the benefit bundle package?
Our Resident Benefit Package combines a $1M identity protection, renters liability insurance, maintenance coordination, pest coverage, quarterly furnace filter delivery service, a rewards program, credit building opportunities, home buying assistance, a vetted vendor network, and an online portal for easy access. -
What are your application requirements?
Summary of Rental Qualifications and Application Process: Required Information/documentation – Government issued ID, 4 most recent pay stubs or 2 years tax returns, ourpetpolicy.com application related to ANY animal that will reside at the premises. Landlord contact information for the last 3 years. All adults aged 18+ MUST apply & pay a NON-REFUNDABLE APPLICATION FEE. Security Deposits and Admin Fees: Security deposits are due within 24 hours of approval, and all leases require a $250 admin fee per property/lease agreement. Applicants with credit scores below 650 and references may still be approved at up to a 50% increase in security deposit + last month’s rent and may be required to have a cosigner. All completed applications are processed on a first-come, first-serve basis. Common reasons to be declined –Incomplete application, evictions, collections from landlords, credit score below 650, insufficient income, unsatisfactory references, non-discharged bankruptcies, unqualified occupants, pets (no aggressive breeds allowed), and/or move-in dates too far in the future can also be a reason for a declined application. Within the last 7 years, any felonies of illegal manufacture or distribution of a controlled substance, felonies resulting in bodily harm or intentional damage or destruction of property, for example, “arson.” Any sexual-related offenses for any time period. RENTERS INSURANCE is required for all Leases and Lease Renewals. All Residents are automatically enrolled in a Resident benefit package. See a complete list of our procedures and requirements here. -
How do you handle maintenance requests?
We streamline maintenance requests through our easy-to-use Resident Maintenance Portal, accessible 24 hours a day, including weekends and holidays. Residents can log in and enter details about the issue, allowing our team to efficiently address and resolve any maintenance concerns. Troubleshooting and problem solving are done at the time of the initial request and a client is contacted for appropriate direction based on the maintenance issue. -
Do you require renters’ insurance?
Yes, as a tenant, you are required to maintain a minimum liability insurance coverage of $100,000. -
Why am I being charged a pet inspection fee?
As per section 16 of the animal addendum, tenants with pets must permit the landlord to conduct yard and house inspections twice a year at a fee of $25 per inspection. These inspections are necessary in order to ensure that your pet is not causing any damage to the property.
