Application Processing Policies Procedures

READ ALL OF THE FOLLOWING BEFORE YOU BEGIN YOUR APPLICATION

It is the policy of RentWise Property Management that all applications must be complete, and all fees paid before submission for consideration. When completing the application, if one part does not apply to your circumstance, please put N/A in that field. Incomplete, discrepancies, and failure to provide any requested information or documentation will deem the application incomplete and therefore will not be considered.  

A COMPLETE APPLICATION PACKET INCLUDES THESE ITEMS, and all documentation can be attached to the online rental application or emailed to admin@rentwisepm.com

  • APPLICATION: Must be completed at www.rentwisepm.com Applications from 3rd party sites, such as Zillow, are not accepted. EACH ADULT (18 years and older, regardless of income) who will reside in the home is required to submit a completed application (if assistance filling out the application is needed, please contact RentWise.)
  • FEE: Application fees are NON-REFUNDABLE and are required for each applicant and co-signer.
  • IDENTIFICATION: Copy of each applicant's valid photo ID (driver’s license, military ID, state ID, passport)
  • ANIMAL OWNERS: Please note that not all properties accept pets. We use a third party to screen potential animals. If you are applying with a pet, companion, or service animal, please complete the additional required screening listed within the rental application. If the property owner has agreed to allow a pet, the applicant will be responsible for a non-refundable pet fee and monthly pet rent. The pet fee is required at the time the lease is signed. (Pet fees do not apply to emotional support or service animals)

RentWise Property Management has partnered with a third-party provider, Findigs to provide a more streamlined, faster, safe, and reliable way to process your rental application. Here’s what to expect in this 5 step application process: Credit and background history, income/employment verification, rental history verification, and identity verification.

  • Linking a bank account or payroll account will result in the fastest processing time for your application. If you do not link your bank account pdf documentation must be uploaded, including your four (4) most recent paystubs and two (2) most recent bank statements. Screenshots, .jpg files, and .png files are not accepted and will delay the application.
  • If you are self-employed, we require 2 months of bank statements as well as the most recent year's tax returns, in PDF format, in their entirety.
  • If you choose to upload documents to verify income, please ensure that they are original PDFs.
  • If you are submitting as part of a group, please invite your co-applicants into your group before submitting to ensure the fastest processing times.
  • There is a non-refundable application fee that you will pay before you submit the application.
  • Most fully completed and submitted applications will have a decision within 24 hours.

HOW WE SCORE AN APPLICATION

CREDIT:

  • All applicant's credit scores must be 650 or higher.
  • Scores of 550-650 can sometimes be approved conditionally, but applicants must: 1) have an average of less than 3 unpaid collections per applicant, 2) AND will require an increased deposit, 3) AND have excellent income and rental history.
  • Any applicant showing no credit score may result in denial or require a co-signer.
  • All information shown on the credit report is subject to verification, including previous address and place of employment.
  • Negative, past due, or adverse debt, collections, judgments, and or liens exceeding $10,000 will result in denial of the application.
  • Applicants with collection efforts filed by past landlord(s) or property management companies will be denied
  • Applicants with open bankruptcy will automatically be denied. Applicants with a bankruptcy discharged within the past 12 months may be required to pay an additional deposit or a month(s) of prepaid rent.
  • Credit reports supplied by applicants are not accepted.

RENTAL HISTORY:

  • One year of good, verifiable (non-family) rental history or homeownership is required immediately preceding the date of your application.
  • An increased deposit may be considered for lack of rental history (without homeownership).
  • Evictions, small claims suits, and/or collections by any previous or current landlord will be cause for denial.
  • Applications may also be denied for damages beyond normal wear and tear, illegal activity on premises, and/or reports of non-compliance or if the previous landlord refuses to re-rent to the applicant.
  • Any landlord reference that includes two or more late payments and or return checks may result in denial or an increased security deposit, at Management's discretion.
  • Any instance of a security deposit that was not returned due to damage to the rental unit beyond normal cleaning and/or any instance of proper Intent to Vacate Notice not being given to a landlord and/or a broken lease, may all be cause for denial.

CRIMINAL HISTORY:

  • Any felony convictions within the last 3 years will be considered at the discretion of management except the following offenses which are causes for automatic denial:
    • Felony drug distribution and/or manufacturing
    • Any felony that was a violent act against another person
    • Sex offender felony

NET INCOME:

  • The base (minimum) net income requirement for all rental applications is 2.5 times the monthly rental amount. For each additional applicant, over the age of 18, the base income requirement increases by 0.5 times the monthly rental amount. 

For example:

  • If two people are applying, together they need to earn at least 3 times the monthly rent.
  • If three people are applying, their combined net income must be at least 3.5 times the monthly rent.
  • Income guidelines may be waived at the discretion of RentWise Property Management if the applicant pre-pays rent for the full term of the lease.
  • If you are relocating from out of the area, we will need verifiable documentation to show you have verifiable income once you relocate.

CO-SIGNERS:

  • Co-signers must have a credit score of no less than 680, provide income statements of at least five (5) times the monthly rent amount, and must live and work in Idaho, and have no criminal history.

APPLICATION PROCESSING TIME:

Applications are usually processed within 2 business days, this depends on how quickly your references respond to our inquiries. If request attempts are unsuccessful, RentWise Property Management will decline your application after 24 hours of the final request.

ACCEPTANCE:

Upon approval, you must sign the lease and pay the security deposit or alternative fees, and administrative fee including any applicable pet fees, within 24 hours to secure the property. If the lease has not been signed or funds paid within 24 hours of issuing the lease, RentWise Property Management reserves the right to rescind the lease and start accepting applications on the property. The security deposit must be in the form of a cashier’s check, money order, or paid online through the Resident portal. Once the lease has been signed you must start paying the rent and utilities no later than 14 days from the date that you are approved. Should you choose to not occupy the property for any reason, you will be in breach of the lease, and will be liable for damages resulting from such breach, such as loss of rent until the unit is re-rented or the completion of the Minimum Term, whichever is less, advertising and marketing costs, utility costs, yard maintenance costs, transportation costs, until the property is re-rented.

LEASE SIGNING AND TAKING POSSESSION OF A PROPERTY

The security deposit must be paid in full within 24 hours of approval of your application and acceptance of our lease offer. The 1st month’s rent will be pro-rated and any additional deposits or fees associated with the terms of your lease must be paid in the form of a cashier’s check, money order, or online via the Resident portal no later than 3 days prior to your lease start date to receive keys/possession. A copy of the renter’s insurance policy and proof of utilities transfer into your name must be submitted 3 days prior to your lease start date.
