Application Processing Policies Procedures

Application and Fees

Each application must be complete, if one part does not apply to your circumstances, please put N/A in that field. Failure to provide any requested documents or information would deem the application incomplete and therefore will not be considered. To process your application we must receive the following (all documentation can be attached to the online rental application or emailed to admin@rentwisepm.com):

  • APPLICATION: Complete, signed, and dated for each adult (18 years and older) who will reside in the home (if assistance filling out the application is needed, please contact Rentwise.)
  • FEE: NON-REFUNDABLE APPLICATION FEE for each applicant and co-signer, regardless of family/marital status
  • IDENTIFICATION: Copy of applicants valid ID (drivers license, military ID, state ID, passport)
  • PROOF OF INCOME: Four (4) most recent pay stubs or direct deposit receipts. For self-employed or retired individuals, a copy of your last year’s income tax returns are required AND copies of your two most recent bank statements, business and personal (screenshots are not accepted)
  • ANIMAL OWNERS: Please note that not all properties accept pets. We use a third party to screen potential animals. If you are applying with a pet, companion, or service animal, please complete the additional required screening at Our Pet Policy. If the property owner has agreed to allow a pet, the applicant will be responsible for a non-refundable pet fee and monthly pet rent. The pet fee is required at the time the lease is signed. (Pet fees do not apply to emotional support or service animals)

Rental Criteria

  • RENTAL HISTORY: Verifiable (non-family) rental history for the past year. If you have owned a home, your payment history will reflect on your credit report. Co-signers and/or increased deposits may be considered for lack of rental history, foreclosure or short sale. Applications may also be denied for damages beyond normal wear and tear, illegal activity on premises and/or reports of non-compliance. Any landlord reference that includes 3 or more late payments per calendar year, will result in an increased security deposit. Any instance of a security deposit which was not returned due to damage of the rental unit beyond normal cleaning/repairs and/or any instance of property intent to vacate notice not being given to a landlord and/or a broken lease, may all be cause for denial.
  • INCOME: Families/couples must be able to prove a combined NET monthly income of at least 3 times the monthly rent. Roommates must prove their NET income to be at 1.5 times the rent amount EACH. Child support and SSI can be counted as income as long as it is verifiable. Unemployment is not considered income. Income guidelines may be waived at the discretion of RentWise Property Management if applicant pre-pays rent for the full term of the lease.
  • EVICTIONS/UNLAWFUL DETAINER: Eviction history may be considered if applicant(s) submits records that the eviction was due to financial difficulty and has been resolved within the last 5 years, there are no other collections on record, the debt has been paid, and the eviction judgement was not over $2,000.00.
  • CREDIT: Your credit score must be 650 or higher. Scores below 650 can sometimes be approved with conditions. Applicants may be required to pay an additional deposit equal to one month’s rent or have a co-signer, and you must have excellent income and rental history. Applicants who have a non-existent credit rating may result in denial or require a co-signer. Applicants with open bankruptcy will automatically be denied. Applicants with a bankruptcy discharged within the past 12 months may be required to pay an additional deposit or a month(s) of prepaid rent. All information on the credit report is subject to verification, including previous address and place of employment. Credit reports supplied by applicants are not accepted.
  • CO-SIGNERS: Co-signers must have a credit score no less than 680, provide income statements of at least five (5) times the monthly rent amount, and must live and work in Idaho, and have no criminal history.
  • CRIMINAL HISTORY: Any felony convictions within the last 3 years will be considered at the discretion of management except the following offenses which are causes for automatic denial:
    Felony drug distribution and/or manufacturing
    Any felony that was a violent act against another person
    Sex offender felony

AUTOMATIC DENIALS:

  • Collection efforts filed by past landlord or property management companies
  • Incomplete or unverifiable information on rental application
  • Discrepancies between rental application and verified information
  • Any rental history upon which previous landlord or management refuses to re-rent to applicant

All units are non-smoking and require that smoking Residents do so at least 20 feet away from all entryways and windows.

APPLICATION PROCESSING TIME:

Applications are usually processed within 2 business days, this depends on how quickly your references respond to our inquiries. If request attempts are unsuccessful, RentWise Property Management will decline your application after 24 hours of the final request.

ACCEPTANCE:

If your application is approved, you will have 24 hours to secure the home by signing the lease and paying the security deposit and pet fee if applicable. If the lease has not been signed or funds paid within 24 hours of issuing the lease, RentWise Property Management reserves the right to rescind the lease and start accepting applications on the property. The security deposit must be in the form of a cashier’s check, money order, or paid online through the Resident portal. Once the lease has been signed you must start paying the rent and utilities no later than 14 days from the date that you are approved. Should you choose to not occupy the property for any reason, you will be in breach of the lease, and will be liable for damages resulting from such breach, such as loss of rent until the unit is re-rented or the completion of the Minimum Term, whichever is less, advertising and marketing costs, utility costs, yard maintenance costs, transportation costs, until the property is re-rented.

LEASE SIGNING AND TAKING POSSESSION OF A PROPERTY

The security deposit must be paid in full within 24 hours of approval of your application and acceptance of our lease offer. The 1st month’s rent will be pro-rated and any additional deposits or fees associated with the terms of your lease must be paid in the form of a cashier’s check, money order, or online via the Resident portal no later than 3 days prior to your lease start date to receive keys/possession. A copy of the renter’s insurance policy and proof of utilities transfer into your name must be submitted 3 days prior to your lease start date.
